Our spacious living room is the perfect place to unwind after a day of exploring the beautiful surrounding areas. Sink into our handcrafted Italian leather sofa and enjoy a movie on our flat-screen TV, or take in the breathtaking views of the lake and surrounding mountains from the comfort of your own home.

Our open-plan kitchen is seamlessly integrated into the living area, creating a beautiful and functional space for cooking and entertaining. And with south-facing windows, you'll be able to soak up the sunshine and enjoy the stunning scenery from every angle.

Our modern kitchen is fitted with the latest appliances, including an induction cooktop, oven, dishwasher, Nescafe machine, toaster, and sleek granite countertops. The kitchen is also equipped with brand-new drawers and a spacious refrigerator (including a freezer) to ensure that you have everything you need to prepare your favourite meals.

We take pride in stocking our kitchen with high-quality cookware, utensils, cutting boards, and additional extras for your convenience. Whether you're a seasoned chef or simply looking to whip up a quick snack, our kitchen has everything you need to make your culinary creations a success. So come on in, and let's get cooking!

We want to make sure you have everything you need to feel at home during your stay, which is why our kitchen is fully equipped with top-of-the-line appliances and all the essentials, including:

  • A spacious refrigerator and freezer for all your groceries

  • A full-size induction cooktop and stove for cooking your favourite meals

  • A convenient dishwasher for easy clean-up

  • A cozy bar with comfortable bar chairs for enjoying a quick meal or a drink

  • An array of high-quality cutlery, plates, and pasta plates

  • Various glasses to suit your needs

  • Cutting boards, bread box, and all the necessary kitchen utensils

  • A selection of pots, pans, and containers for all your cooking needs

  • A Nespresso coffee machine for your daily dose of caffeine

  • An electric water heater (Bodum) for your tea and hot beverages

  • A toaster and a Bamix Mixer for preparing your breakfast or snacks

  • An assortment of spices and more to add flavour to your meals.


Important Notes/Reminders:

  • To protect the granite countertops and table, please use the cutting boards provided when preparing food.

  • To avoid any plumbing issues, please do not cut directly on the countertops and use the pump located under the boiler in front of the toilet if the sink gets clogged.

  • When using the rooftop, kindly use the plastic glasses and plates found in the middle room drawer.

  • Before checking out, please make sure all garbage is disposed of properly.

Dining Room

Welcome to the dining area of our apartment. Here you will find a spacious glass table that can comfortably seat 4, 6, or 8 people. The table comes with 4 chairs and 2 additional ceramic ones for extra seating. To extend the table, simply pull out the extension on both sides and lift it from the frame.


Cautions: Please handle the table with care when moving it. We kindly ask that you avoid cutting directly on the glass table to prevent scratches. Instead, please use one of the cutting boards provided for your convenience.

The Bedrooms Detail

The Three Bedrooms

Our apartment is perfect for groups of up to 6 people, including children, with two guests per bedroom. Each bedroom is furnished with a high-quality mattress, ensuring a comfortable and restful stay for all. We provide freshly laundered bed sheets and towels for each room, and there are empty drawers available for guest use.


Master Bedroom


The Master Bedroom is a luxurious and comfortable space with a 160cm x 200cm spring mattress bed. The bed frame is covered in beautiful red natural leather and offers a stunning view of Lake Maggiore. Guests can also access the south-facing balcony directly from this bedroom. The room is spacious, with large windows that allow natural light to stream in and showcase the breathtaking lake view.

Second Bedroom


Welcome to the second bedroom of our beautiful apartment! Designed with comfort and relaxation in mind, this room is perfect for two guests. The west-facing orientation ensures that natural light floods the space, while also offering a side view of the stunning lake and the palm garden of a nearby property. You'll enjoy a restful night's sleep on the solid oak bed frame, complete with a high-quality Swiss mattress (upgraded in June 2022) measuring 160x200 cm. The room also features a cozy touch with a Gibson Les Paul guitar decoration with LED lights. The wardrobes with mirror doors provide ample storage space for your belongings. We hope you enjoy your stay in this peaceful retreat.

Bedroom #2 has a welcoming and pleasant atmosphere, making it the perfect place to relax and unwind after a long day. The room has a cozy, inviting feel and is decorated with tasteful furnishings and decor. Guests will feel right at home in this comfortable and well-appointed bedroom.

Third Bedroom


Welcome to the third bedroom of our apartment, a spacious room designed to provide a comfortable and relaxing stay for our guests. This room features a luxurious sofa bed, which can accommodate up to two individuals with dimensions of 160 x 200 cm, perfect for a restful sleep experience. The west-facing orientation of the room allows for natural sunlight and stunning views of the palm garden and lake.


Please note that if four or fewer guests are renting the space, the sofa bed will not be prepared, but it can be easily opened for use if needed.

The Bathrooms


The apartment boasts two modern bathrooms, one being the Master bathroom which is equipped with a spacious bathtub, toilet, and bidet, while the Service Bathroom features a stylish toilet and sink.

Each bedroom is provided with fresh towels, and the bathrooms are stocked with hand soap, shower gel, and toilet paper for your convenience.

The Master bathroom also features a combined bathtub and shower, with temperature control and a switch for changing between water flow and filling the bathtub.

Roof-Top Terrace

Welcome to our stunning rooftop terrace located on the 6th floor of the building. This spectacular outdoor space provides unparalleled views of the lake and surrounding scenery. Accessible by both stairs and elevator, guests can enjoy a variety of amenities, including a shaded pergola, a classic Ticino granite dining table, garden chairs, and sunshade umbrellas. The terrace also features a new shower and two private aluminum sunbathing beds for ultimate relaxation.

Notice for the usage of the build-in BBQPlease note that while the terrace does include a built-in BBQ, it is not available for guest use due to building policy.

Rules Apartment

Apartment Rules

Welcome to Brissago4U apartment! We are delighted to have you here and hope you enjoy your stay. To ensure a pleasant experience for all guests, kindly follow these rules:

  • Smoking is prohibited inside the apartment. You may smoke on the balcony or rooftop.

  • Parties or events are not allowed in the apartment or on the rooftop.

  • Respect Swiss silence rules and minimize noise, especially during quiet hours (between 22:00 and 7:00).

  • Keep the apartment tidy when leaving.

  • Do not leave personal belongings outside the apartment.

  • Always lock the door and close windows when leaving.

  • Wash and put away dishes, cutlery, and glasses before departure.

  • Dispose of garbage from the kitchen and bathrooms and recycle at nearby facilities in special comune-paid bags.

  • Pets are not allowed.

  • Report any damages and send us feedback after your stay.

  • Please note that building policies prohibit BBQ-ing on the rooftop and the use of the shared washer/dryer.

Efficient Apartment Operations Guide

The Keys


You have a key for the main entrance ( that usually closes at 8 PM) and the same key is to be used for the apartment.

The building is locked at night. This is because it only has vacation homes and very few people leave in the building the whole year. 
The apartment key is to be used for the main building entrance, therefore have it with you all the time if you leave the apartment.


The building has two entrances:

  • Main Entrance: one from the parking below (P1), with stairs.  This path is shorter, but can‘t use the stroller in case you have one!

  • Back Entrance: one entrance from behind, from blue zone parking. Here are no stairs, it is flat and you can push the stroller.


When you arrive first, take the main entrance, the one from below the building. 

Unlocking the building access doors (ground floor and 2nd floor)

•    You can use the apartment key 


Unlocking the main building access doors (ground floor) remotely:

  • You can unlock it from the apartment

  • Once inside the apartment, locate the button on the left side of the entrance near the key holder and press it.


Bedrooms - Beds and Sheets:

  • Each bed is outfitted with a high-quality mattress for optimal comfort

  • Freshly washed bed sheets and towels are provided in the drawers of each room for your use.

Heating: Bedrooms, Baths, Living room and Kitchen

  • We have recently upgraded the thermostats in each room, allowing for remote control via the internet/Wi-Fi or manual control from the thermostat.

  • Each room's radiator is equipped with an electronic thermostat that can be used to adjust the temperature by pressing the up and down arrows on the thermostat dial.

  • Note that the heating elements in the bathrooms must be manually turned on and off. To ensure energy efficiency, please make sure to turn off the radiators in both bathrooms before leaving the apartment.


Caution: Hot water is only supplied to the radiator unit when the outdoor temperature is below a certain level, which is determined by the building's main heating room.


Starting the Boiler Manually for Warm Water in the Shower/Kitchen:

  • Upon arrival at the apartment, please locate the boiler inside the drawer in the hallway in front of the small service bathroom (on the right side when you enter).

  • The power switch is located under the water container, as shown in the picture provided.

  • To turn on the boiler, move the switch to the right and into the upper position.

  • Remember to turn off the boiler when leaving the apartment by moving the switch to the left.



•    You can find towels for two people in each room in the wardrobe.
Toilet Paper
•    We usually provide one toilet paper and exchange one for each bathroom.
Soap & Shower-gel
•    We usually provide one refill of hand soap in each bathroom and shower gel in the shower/bathtub.

Bathtub & Shower  
•    In the main bath, there is a bathtub combined with a shower. 
•    You can regulate the water flow and temperature from the water mixer situated on the wall.
•    Nearby there is a switch that you can pull/push in order to switch between shower water flow or filling the bathtub. 
•    Water will come from the bathtub side wall. 
•    By rotating the ring where the water is coming from you can move the plug for the bathtub.





•    You can find a small hand broom and a scoop under the kitchen sink.
•    You can find a longer broom in Bedroom 2 on the left side of the drawer, behind the room entrance door.
•    Under the heated water 
•    When you leave the apartment, please vacuum the apartment and leave it tidy.
•    Please remove all your garbage and properly dispose of it.


Vacuum cleaner 
•    Behind the Bedroom 2 (middle situated dormitory) entrance door, between the drawer and the wall, you will find a Dyson cordless stick vacuum cleaner. On the left side of the drawer, you will find several vacuum adaptors and a charger etc. 
•    If you need to recharge, please plug in the adaptor.

Wet Mop
•    Behind the sofa on the terrace, there is a wet mop if you need to wash the terrace with water.



Garbage Disposal:

  • There are garbage bins under the sink in the kitchen and toilets for regular waste disposal. For recyclable waste, a larger white metal bin is located outside the entrance or on the balcony. Recycling facilities are located near Parking 2 where you can dispose of cardboard, PET-plastic, glass bottles, and aluminum cans. To dispose of non-recyclable waste, you must use Brissago garbage bags (violet color), which can be purchased at any gas station.

  • Kindly note that the cardboard recycling unit has limited operating hours and is closed on Sundays.


  • In the main bedroom, you will find multiple pillows intended for use on the balcony sofa bed.

  • Kindly return them inside the bedroom when you leave.


•   We have provided the Wi-Fi code in the kitchen bar both as text and a QR code.



Landline  Phone

  • We kindly request that if the phone rings, please answer as we may be trying to reach you.

  • This phone is provided for your use while in Switzerland or in case of an emergency.

  • We ask that you please refrain from using it for private long-distance calls.


Caution Roaming
•    While you are close to the Italian border sometimes you get an Italian network in the apartment and in the Brissago area.



Roof -Top Terrace


  • Our guests will have access to a beautiful and spacious shared roof-top terrace located on the 6th floor.

  • The views from the terrace are breathtaking. The terrace features a patio with a grill (not available for guests- building policy), granite table and benches, perfect for enjoying meals and gatherings.

  • Guests can relax on the aluminum loungers provided and soak up the sun.

  • The roof-top terrace is also equipped with a toilet and sink, a modern shower, storage for lounge chairs, and several umbrellas for shade as well as plastic chairs.

  • Brissago4U guests can find pillows for sunbathing in the drawer in the apartment's - first bedroom right near the entrance.

  • Caution: BBQ usage is being granted only to the property owners (building rule) and guests cannot use it.


Tourist Tax in Switzerland:

  • Anyone staying overnight in Swiss vacation places is required to pay a tax, which is used to fund tourist infrastructure such as transportation, information services, cultural performances, etc. This applies to Swiss citizens staying in towns where they do not have permanent residence as well.

  • The tourist tax must be paid per person and night, and the amount varies depending on the town. The amount is determined by local authorities, not by the accommodation owner. Typically, the cost is CHF 2.50 per person per night, but this can vary based on the rules of the specific municipality.

  • The tourist tax is usually not included in the accommodation rate and is charged as a separate amount. It is common for holiday homes to require payment of the tax separately, and it will be paid to the apartment owner or the local tourist agency.
